The Indian Trail Planning & Zoning Board voted to recommend approval of CZ20260076, a conditional rezoning request to convert 1.73 acres at 6500 Old Monroe Road from single-family (SF-1) to conditional general business to allow a roughly 3,500-square-foot bank with drive-through windows.
Planning staff presented the application and said the rezoning would include conditions requiring compliance with the town UDO and NCDOT standards, a minimum 25-foot rear landscape buffer and a recommended 6-foot solid wall to screen adjacent Brandon Oaks residences. "The zoning request is to rezone 1.73 acres from residential to commercial... the intent is to develop a bank with drive through windows," staff said during the presentation.
Board members raised technical questions about how the NCDOT widening of Old Monroe/Old Charlotte Highway could affect on-site parking and setbacks and asked about cross-access to the adjacent Harris Teeter/ABC properties. Staff responded that the concept plan is under revision and that final parking and access arrangements will be determined during site-plan review. On lighting and residential impacts, staff noted the town's lighting standards and that fixtures and shielding will be reviewed during site plan checks to minimize light spill toward homes. A resident asked how the town determined the house on the site was abandoned; staff said the determination was based on recent observations and the property owner's signature on the application.
