Planning staff presented ZMA 2026-03, a rezoning request from Shane Roper to change a 0.4‑acre parcel at 1458 US 70 West (currently used as a mulch yard) from Residential‑2 to General Business. Staff said the parcel sits on a major highway corridor with utilities and that the Planning Board voted 5–0 to recommend approval after addressing sight-line concerns and confirming NCDOT acceptance of adjusted driveways and signage.
"The rezoning aligns with the comprehensive plan goals to foster economic development along established highway corridors with utility access in Burke County," the staff presentation stated. No members of the public spoke during the hearing. Commissioner motioned to adopt Ordinance 2026‑08 to rezone the parcel and amend the future land use map; the motion passed unanimously. The board’s action regularizes a current commercial use and formally changes the land‑use designation for the parcel.
