Sketch plan for 10,650 sq ft addition at Warehouse Row draws board questions on parking and trees

Boller Engineering presented a sketch plan to the Colonie Planning Board for a roughly 10,650 square‑foot retail addition to an existing 76,900 square‑foot building at 3337 Warehouse Row. Tim Freitag, speaking for the applicant, said the proposal would raise lot coverage to around 30% and increase on‑site spaces from about 84 to 92. "We're looking at just slightly over 10,000 square foot addition," he said.

Town designated engineer Ryan told the board that the plan's parking calculations and stormwater treatment need clearer justification: the consultant's narrative indicated 176 parking spaces would be required under retail standards while the plan provides about 92. Ryan asked for a more detailed parking justification and for the subsurface stormwater layout to avoid the loss of several mature trees along Railroad Avenue. Board members asked for a concept rendering to evaluate how the new addition will integrate with the existing brick aesthetic and for turning‑movement details to ensure trucks will not damage green space.

This review was for sketch acceptance only; the board and staff identified DCC comments that the applicant will address on the next submittal. No formal waivers were granted at sketch review.
