Burke County commissioners on July 20 approved a zoning map amendment to reclassify a 0.4‑acre parcel at 1458 US‑70 West (near Glen Alpine) from R‑2 (residential) to GB (general business).
Planning staff Patrick Dixon explained the parcel currently hosts a mulch yard and that the applicant, Shane Ripper, said the use will be a small, retirement‑scale mulch business. The rezoning was inconsistent with the county’s current residential infill future land use designation, but staff and the Planning Board determined the site’s highway corridor location, utility access and compliance with Blueprint Burke goals justified approval. The Planning Board voted 5–0 after conditions addressing sight lines; staff noted applicant coordination with NCDOT on setbacks and signage.
The board opened a public hearing, received no public comments, and then voted unanimously to adopt Ordinance 2026‑08 (motion noted on the record). The ordinance includes an amendment to the future land use map to General Business for that parcel; staff said the change aligns with corridor economic development goals.
