Administrators presented first readings of two separate five-year commercial lease agreements for preschool operators that use district space.
For EC CARES (a University of Oregon-affiliated preschool), materials in the packet list a monthly rent of approximately $367.64 and a proposed term beginning Dec. 1, 2024, and running to Dec. 30, 2029; administrators recommended moving the item to next month’s consent agenda after directors review details. A second, separate lease for Lane County Head Start covered the same five-year timeframe beginning Dec. 1, 2024, with a listed monthly rent of about $359.37 for that tenant’s square footage. Directors asked whether the rents and combined lease revenues would be sufficient to cover maintenance and capital reserves; administrators said the two leases together currently contribute roughly $8,707 per year toward building costs but that major capital repairs (for example a roof) could exceed that reserve so the district budgets accordingly.
Board members indicated they were comfortable advancing both lease agreements to the consent agenda for final action in September after any technical questions are clarified.
