Commission requires revised landscaping plan meeting living-material requirements

Staff told the commission the submitted plan provides approximately 6,600 square feet of front-yard landscaping and about 13 tree units, which meets front-yard requirements, but that several parking-lot landscape beds did not meet the city's 60% living-plant-material minimum. The planning commission attached a condition requiring a revised landscape plan to address the deficiency and to add shade trees to parking islands where feasible.
Applicant architect Henry Clover said the submitted landscape calculation mislocated some plantings and that the team will revise the plan to meet the 60% requirement and will work with staff on the placement of shade trees. A commissioner said trees in small center islands often die and supported placing shade trees in larger islands instead; staff agreed to work with the applicant on tree placement.
