The Indian Trail Planning & Zoning Board voted to recommend approval of CZ20260076, a conditional rezoning for 1.73 acres at 6500 Old Monroe Road to allow a 3,500‑square‑foot bank with drive‑through windows.
Staff planner Josue Pena told the board that “in order to allow drive through facilities in a bank, it's only allowed through a conditional rezoning,” and described the concept plan's vehicle stacking along the side yard. Staff recommended conditions requiring compliance with the town's UDO and NCDOT standards, a minimum 25‑foot rear landscape buffer and a six‑foot solid wall to provide a cohesive screen between the commercial development and the adjacent Brandon Oaks residences.
Board members asked whether the concept plan accounted for the state road widening on Old Monroe/Old Charlotte Highway and whether parking would be affected. Staff said the concept plan is under review and that final site‑plan approval will need to conform to NCDOT requirements and the town's buffers. Staff also said lighting standards (full‑cutoff fixtures and house shields where applicable) would be reviewed during site plan to limit light intrusion into nearby homes.
A board member moved to recommend approval; the motion was seconded and carried. The board asked staff to ensure the final site plan addresses cross‑access connectivity and the detailed design of the buffer and wall during review.
