Developer proposes Stone Creek: 86 lots, detention pond and future commercial center

Engineer Hunter McCutchen of Bates & Associates presented the Stone Creek subdivision concept to the council, describing an 86-lot residential layout with one detention lot and a planned commercial center. "Currently now is 86 residential lots and 1 detention lot," McCutchen told council, adding the detention pond would outflow into an unnamed tributary of the Illinois River and that the design includes storm sewer on streets and multiple inlets to manage runoff.
McCutchen said the design will include two connections to Butler Road, improvements on Butler Road itself, and a collector street with six-foot sidewalks on each side. Councilors and planning staff asked for clarity on the detention location, drainage impacts to Butler Road, and future connectivity to a proposed city park and school property; the council voted to approve the preliminary plat and advance the project to later approvals conditioned on engineering review.
