Council approves Final PUD Plan/Plat for Dwyer Farms Phase 3, 81 single-family lots

The City Council approved Final PUD Plan/Plat PUD2025-0002 for Dwyer Farms Phase 3 at the July 24 meeting. City staff and the City Engineer found the submittal compliant with City Code and the Planning Commission had recommended approval with stipulations.
The application, submitted originally by Rausch Coleman Homes and now handled by Lennar, covers roughly 20.92 acres at the southwest corner of Braun Street/207th Street and W. 8th Street/Edgerton Road and includes 81 single-family lots and two common tracts for a net density of 3.82 units per acre. The proposed final plat dedicates easements and public right-of-way and shows a stub to the south for future connection to Rushmore Street. Mr. Kyle Jones with Lennar confirmed the company plans to keep the same floor plans but said that if they change plans they would submit new plans to Council for approval.
Councilmember Josh Lewis moved for approval; Council approved the final PUD 4-0. The property was annexed and rezoned to PUD in 2022, and the council previously approved a revised Conceptual PUD Plan in May 2025 increasing the total development to 279 lots.
