The Planning Commission on July 7 recommended approval of a conditional use permit for a mini-storage facility proposed by Platte River Prairie LLC in Bellevue Township, with conditions to clarify utilities and restrict outdoor storage.
Amy Kowalzek entered Section 604.5 of the Morrison County Land Use Control Ordinance, aerial photos, a site plan and a rendering into the record. Applicants present — Dan Falstad, Jeff Mortenson and Steve Ree — told commissioners the project "may not offer water or septic services," a point staff recommended be included as a permit condition. Jeff Mortenson said at present the site does not require an additional driveway but that any future entrance would come off 68th Street; Chairman George Sandy advised consulting Bellevue Township on any new entrances.
Commissioners asked about security, fencing and outdoor storage. Dan Falstad said, "we don't see a need for a fence," and applicants said refurbished pontoons would be stored on the adjacent parcel rather than as rented outdoor storage on the mini-storage lot; staff suggested adding a condition prohibiting outdoor storage, which the applicants said they could accommodate by using the other parcel. The record shows 22 notices were mailed and no written comments were received before the hearing.
Commissioner Marvin Trettel moved to recommend approval with the proposed conditions; Greg Colombe seconded and the motion carried unanimously. The recommendation will be forwarded to the Morrison County Board of Commissioners for final action on July 14, 2026.
