Developers outline two neighborhood plans; council asks about sidewalks, wetlands and fire-station land

Two development teams presented concept plans and sought feedback from the council.
Tyler Davis (S4) of Owen Properties described the Sterling Place plan for 67 lots and said the project includes a community park and follows previously approved master-plan standards. "Based on y'all's comments, we've added a community park into this sector," Tyler Davis said, and asked for public review and placement on an upcoming agenda to advance the project.
John Zillow (S11), land acquisition manager for Smith Douglas Homes, said his firm planned about 145 homes in the Sandy Ridge/Smith Farms area, emphasized preservation of a creek and walking trails, and described a wetlands delineation used to minimize impacts. "We definitely wanna give the residents somewhere to go," S11 said, adding that sidewalks are feasible but raise construction costs. He suggested a permit/impact fee on each new house as a potential dedicated funding source for public safety or schools.
Council members asked about needed turn lanes at entrances, the availability of land for a fire station and what infrastructure (sidewalks, bridges) the city should expect. Developers said they would work with the fire department on station siting requirements and share more detailed engineering and traffic plans at a follow‑up meeting.
