The Nottingham Planning Board voted to approve case 26012, a two‑lot conventional subdivision for property at 60 Ledge Farm Road, after accepting a waiver request and agreeing to several conditions of approval. Chair Drew Stevens opened the public hearing and confirmed the application was filed by Peter Landry of Landry Surveying LLC on behalf of Daniel LaGrange.
Applicant Peter Landry told the board he had met with the Conservation Commission on July 13 but had not received a formal written recommendation, and provided unofficial minutes. "I don't know if the chairman has received anything from the Nottingham Conservation Commission, but I have not," Landry said, noting the commission had driven by the proposed driveway and left their review "somewhat hanging." The board discussed required plan edits including labeling Ledge Farm Road as a scenic road, correcting formatting and lot numbering, and adding a 12‑foot apron note citing subdivision regulation 15.3.2.6.
The board first voted to grant the requested waiver to subdivision regulation 18.2 regarding test pits; Chair Drew Stevens announced, "That carries. You've got your waiver, mister Landry." The final approval included conditions precedent (submit final plans with seals and signatures, pay fees, add the approved waiver to the plan) and conditions subsequent; the applicant was given 12 months to comply with the conditions. Diane Richards, who said she is under contract to purchase one of the lots, addressed the board in support and asked about house siting: "I'm under contract to purchase the property, and I'm really hoping this passes," she said.
The board recorded the motion to approve, received a second, and passed the measure by voice vote. Staff will require the applicant to submit corrected, signed plan sets and satisfy the conditions before recording.
