Board approves demolition order for 101 Regent after officers report trespass, fire damage

After Development Services presented fire, smoke and structural damage and SAPD reported repeated trespass and safety concerns, the Building Standards Board voted 7–0 to demolish the structures at 101 Regent and keep the property vacant and secured.
The Building Standards Board voted unanimously to find 101 Regent a public nuisance and to order demolition within 30 days.
Ryan Garza, dangerous-premises officer, outlined inspections dating to 2023 and multiple administrative warrants in 2026; staff exhibited photos showing detached roof coverings, charred top plates and extensive interior damage including feces and debris. Garza told the board the property is within 1,000 feet of an Independent School District sports complex and a childcare facility, increasing concern about nearby uses.
Officer Brandon Guillen read an email from an officer who described repeated calls for houseless individuals entering the property, arrests and discovery of a stolen skid steer. "The bulk of his calls are for homeless making entry and starting fires inside," the officer wrote, according to the emailed account read into the record. A board member proposed a friendly amendment to require utilities be cut and meters pulled; the amendment was accepted before the roll-call vote.
The motion ordered demolition within 30 days and that the property remain vacant, secured and free of trash and debris. Roll-call vote was 7 in favor, 0 opposed. The board also discussed taking steps for a not-to-exceed abatement lien if costs are not paid by the owner.
