Applicant representative Ralph Morgan described the project as an electrical building to replace an outdated switch and said the new structure would be designed to place the first floor above the flood elevation. Engineers and the board discussed that the flood-prone area has not been fully studied and that the applicant must provide quantifiable base flood elevation calculations signed and sealed by a professional engineer. The board closed the hearing and voted to grant conditional approval subject to satisfaction of the June 29 engineer review letter and a certified base flood elevation from the applicant’s engineer; the solicitor noted a written decision will be issued within 45 days.
