Planning staff presented preliminary plat 26‑04 (Mill Landing) on July 20, describing a revised layout that replaces an earlier multifamily rental concept with 93 single‑family lots. Staff said the reworked plan conforms with the Traditional Neighborhood density and lot‑size requirements established at rezoning, and reminded the commission that the developer is responsible for 30% design of a future roundabout at the Brockman McClymon/Abner Creek intersection as part of prior commitments.
Jeremy Richard (Blue Water Civil Design) told commissioners the team has progressed in permitting with SCDOT, Greer CPW and the city and has adjusted hydrant locations based on fire review. Commissioners asked about dead‑end streets and fire access; Richard said the street lengths meet the maximum and that the fire department had approved the layout. He also confirmed the 30% roundabout design has been prepared and submitted to DOT for coordination.
