Commission approves UDO amendment to allow larger electronic message signage in regional center

The Greer Planning Commission on July 20 voted to amend the Unified Development Ordinance to create a distinct sign type and standards for electronic message centers (EMC). Under the amendment, Commercial Corridor remains capped at 32 square feet while Regional Center zoning would allow up to 64 square feet for EMCs, subject to higher construction and landscaping requirements.
Staff said the amendment was initiated after feedback related to the City of Greer Sports Center and was drafted to balance messaging needs against corridor design. "We're proposing to assign EMCs their own sign type and standards, allowing additional square footage in regional center while adding heavier landscaping and construction standards to offset that," staff (speaker 6) told the commission. Commissioners discussed material and frame standards and whether the change would lead to more messaging signs along major corridors; staff emphasized that only properties zoned Regional Center would be eligible for the larger 64‑square‑foot allowance and that Commercial Corridor remains capped.
