Referendum construction update: State Road change orders total about $391,000 (3.7% of project)

The board received an update on referendum construction and recent change orders for the State Road school project. Joe Laviena, speaking for facilities and the construction team, described how RFIs and code requirements produced scope changes including soil corrections, storefront and plumbing submittal revisions, and a state requirement to add a firewall that necessitated opening ceilings and roof work.
"For the state road project, we have $529,000 in contingency for exactly those types of things," Laviena said, explaining the contingency and how change orders are priced and approved. He reported that, after work‑order review and contract adjustments, change orders to date amount to approximately $391,000 (about 3.7% of the project) and that project managers expect to close the envelope on building finishes in the coming weeks.
Laviena walked the board through specifics: earlier change orders addressed soil corrections and plumbing/electrical submittal changes; one change order increased window sizes and changed fixtures; another included landscaping and 4K entrywork; and the firewall requirement was a significant driver that required opening the ceiling and roof systems in several rooms. He also noted small items such as missing lintels and relocated hose bibs that added to costs.
The board had previously approved adding an LMC; Laviena said that work came in at $194,000 versus the originally budgeted $344,000, and that the district chose to present the numbers by increasing the budget rather than drawing down the full contingency. No additional board action was requested that night; staff said they would bring finalized change‑order documents forward as they are approved.
