Planning and Zoning Board recommends flood-map update ordinance ahead of Dec. 20 FEMA changes

On Sept. 25 the Planning and Zoning Board recommended Ordinance O-3-24 to update Chapter 34 (Flood Protection and Control) to align local code with revised FEMA Flood Insurance Study and maps that take effect Dec. 20, 2024. The recommendation passed unanimously and will go to the Town Commission.
The Planning and Zoning Board sitting as the Local Planning Agency voted unanimously Sept. 25 to recommend Ordinance No. O-3-24, an amendment to Chapter 34 of the town's code to update references to the National Flood Insurance Program flood insurance study and Flood Insurance Rate Maps. Chairperson Janet Kortenhaus read the ordinance by title and the board forwarded the recommendation to the Town Commission for final action.
Town Engineer Rob Rennebaum told the board the changes align the town's code with recent FEMA revisions and noted the ordinance is intended to reflect "minor changes that will be mandated on December 20, 2024." Rennebaum also said, "many of the changes affect properties in a floodplain that the Town does not have," indicating several map updates cover parcels outside the town limits. Member Anastasia Stogiannis-Karloutsos asked about grandfathered properties and confirmed they would not be affected by the update as discussed at the meeting.
Member Kevin Banks moved to recommend the ordinance; Member Weston Gracida seconded and the motion passed unanimously by those present. The board did not record separate no/abstain votes. The item will appear on an upcoming Town Commission agenda for final consideration and adoption.
