Dan Simone, engineer for the Cunningham property, told the board the dock was removed and the team prepared a mitigation buffer and planting plan to address open areas adjacent to the lake. "The planting mitigation covers about 1,550 square feet," Simone said; he also reported a total disturbance of about 3,100 square feet, meaning planting mitigation makes up the majority of the proposed treatment.
Board members sought additional detail: an existing-vs.-proposed street-view overlay to show how the new garage would affect neighbors’ views, confirmation about retaining walls, handrail/guard requirements for elevated areas, and options to avoid referrals to the ZBA. Staff said some technical comments remain but that with requested revisions the board might move the item to administrative review rather than calling a public hearing.
