Commission recommends general business rezone for Hitt Addition, tables Dakota Woods preliminary plan

At the Jan. 13 meeting the Planning Commission considered a rezone application for Tract 1 of the Hitt Addition (13.4 acres) from R-1 to GB and part of Tract 2 (4.9 acres) from R-1 to LI. Jennifer Preheim introduced the item and applicant Brian Hitt of North Woods Realty Group, LLC spoke and answered questions.
During the public hearing residents including Craig Roths, Dan Hensch, Tom Jones and Terry Oppold addressed the Commission. Commissioners voted to recommend approval to City Council for the general business portion only; the roll vote recorded all six commissioners voting yea and the motion carried (6-0).
After that rezone action, Brian Hitt and Damian Greble presented the Dakota Woods Addition preliminary plan for the same property. Commissioner Jason Schipper moved and Commissioner Jon Kraft seconded to table the preliminary plan until the next Planning Commission meeting; a voice vote carried 6-0 and the item was deferred.
The rezone recommendation for the GB-designated portion will be forwarded to City Council for final action; the LI portion was not recommended for approval at this meeting. The preliminary plan will return to the Commission for further review once outstanding items are addressed by the applicant and staff.
