The Zoning Commission voted to approve a proposed map amendment for LWH 801R LLC, changing the site at 801–811 R Street NW from RA2 to MU10 with the Plus requirement. Commissioner Moore moved the proposed action and the commission approved it in a roll call vote recorded as five yes votes and no oppositions.
Applicant counsel Carrie Kadlichek told commissioners the rezoning would "accomplish three important goals": align the site with the 2021 future land use map designation, advance transit‑oriented and affordable housing policies, and enable redevelopment into an all‑affordable building under commitments made in a 2024 TOPA agreement. Philip Isaiah of the Office of Planning recommended approval with Plus, citing the site's neighborhood enhancement designation and proximity to the Shaw‑Howard University Metro entrance.
The Office of the Attorney General also testified in support. "OAG does recommend that the zoning commission approve the proposed map amendment," said Noel Burst, summarizing the OAG view that rezoning to MU10 would substantially increase allowable on‑site residential density and advance racial equity goals. The commission recorded the motion, received a second, and adopted the proposed action 5–0–0; the applicant was asked to provide a draft order within two weeks.
