The Belleair Beach City Council unanimously approved Ordinance 2025-04 on its second reading, deleting a reference to maximum floor area ratio (FAR) from specified provisions of the land development code.
City Attorney Tom Tras read the ordinance title and Council Member Kimberly Shaw Elliot said the change is largely technical: "With the combination of the setbacks and height limitations that we had in place, this is redundant and not necessary," Elliot said on the floor. The council moved, seconded and approved the ordinance by roll call.
Council members framed the amendment as a clean-up to avoid overlapping rules that could cause confusion for developers and staff. The change was presented as a codification and administrative clarification; no public comments were offered on the item during the hearing.
