The De Soto City Planning Commission voted to recommend that the City Council rezone a 0.25-acre parcel at 33255 Lexington Avenue from R1 to C2 to accommodate expansion of the existing JT's building. Planning staff told commissioners the parcel aligns with the city’s comprehensive plan designation as a commercial corridor and that utilities, parking and road access are available for the proposed use.
Brad, a staff member presenting the item, said the rezoning application met compatibility and utility criteria and recommended approval: "recommendation of professional staff is to approve this rezoning request from R1 to C2." Commissioners discussed access to the adjacent trailer park, whether recorded easements exist and the property’s long-standing nonconforming status; staff noted the trailer park has historically predated surrounding development and that access issues will be addressed with the site plan and plat filings. The commission moved, seconded and approved a recommendation to the City Council on a roll-call vote.
