The Basehor Planning Commission voted unanimously to approve the final plat for Highlands of Falcon Lakes 3rd plat, a roughly 12-acre site proposed to be divided into 20 lots with two tracts of open space dedicated to the Falcon Lakes HOA.
An applicant representative told commissioners that the property is "a little over 12 acres" and currently zoned R‑2, and that the proposal—about three dwelling units per acre—falls under the allowed density for the zoning designation. Staff and the city engineer reviewed and approved sanitary, storm and street plans after several rounds of comments, and staff recommended approval. Commissioners asked about access to 147th Street and stormwater controls; the applicant said the site will be regraded, piped to existing channels and tied into the neighborhood retention lake and that easements with the golf course had been arranged. "There is existing private piping under the fairway that we're planning to connect to," the representative said.
The commission made the motion to approve and passed it by voice vote. The decision forwards the plat to city council for acceptance of easements and rights-of-way as a next procedural step.
