Planning staff presented the Westero preliminary plat to subdivide an approximately two-acre lot at 11167 Tungsten Street into two one-acre parcels in Middleton Industrial Park No. 1. Staff found the application compliant with Middleton City Code and the comprehensive plan, noted utilities are available in Tungsten Street, and recommended approval.
Engineer Colton Bunn said the buildable plan envisions a flex building with six units totaling "approximately 13,000 sq ft" and described coordination with Caldwell Rural Fire regarding access; the design added a hammerhead turnaround to address fire access concerns. No members of the public signed up to speak for the public hearing. Commissioners discussed the project as consistent with industrial zoning and moved to recommend approval; the motion carried unanimously.
Staff will finalize standard plat conditions and coordinate with the city engineer regarding any necessary frontage improvements at the subdivision/construction stage.
