Planning commission recommends approval for Aberdeen Trucking Facility phase 2

The Commerce City Planning Commission voted to recommend approval of a development-plan amendment for the Aberdeen Trucking Facility (case D24-0010), a phase 2 expansion at 10251 Newark Street.

City planning staff described the project as an approximately 21,000-square-foot expansion that will lengthen the southern building face by about 220 feet, add covered loading areas and support a forklift charging station previously approved administratively. "Staff is recommending that the planning commission recommend approval to council with 3 conditions," a city staff member said during the presentation. The applicant representative said the facility would support local logistics clients including Amazon, Walmart, Sam's Club and REI and estimated the operation would employ "probably 80 people or so." Under the commission motion, approval was recommended subject to three conditions: (1) submission of a landscape plan demonstrating compliance with the land development code; (2) submission of a drainage letter subject to approval by the engineering division; and (3) filing a consolidated plat to join the two parcels into one. Commissioner Nelson moved the recommendation; Commissioner Ben Hughes seconded the motion. After brief discussion about notification practices and procedural clarifications, the motion passed 4 yes, 0 no.

Staff noted the case will appear on the City Council agenda on August 17 for a final decision, and confirmed outstanding items such as the landscape plan and the drainage review will be resolved in staff review or by engineering prior to council action.
