Commission recommends annexation and R-1 rezoning to allow three-lot split of 7.5-acre parcel into Oak Hill
Summary
A representative for Janice and Craig Conrad asked the PODRC to recommend annexation of a 7.5-acre parcel into Oak Hill and a rezoning to R-1 so it can be split into three 2.5-acre lots; commissioners recommended annexation, rezoning and forwarding to the city commission.

A representative presented a request to annex a 7.5-acre parcel into the city of Oak Hill and to allow a lot split that would create three roughly 2.5-acre residential parcels so family members could live adjacent to the existing home. The representative explained the applicants' plan to split the property after annexation and asked what permissions the city would require.
Commissioners discussed minimum lot-size requirements, noting the county A-1 designation requires larger minimum acreage while Oak Hill's R-1 residential category accommodates smaller parcel sizes. "We recommend, R-1 as opposed to the A-1 that was requested," a commissioner said, and staff indicated annexation, lot-split and rezoning could be processed in parallel.
A motion was made to recommend annexation to the city commission, to seek the letter needed for the lot split, and to recommend rezoning the parcel to Oak Hill's R-1 category; the motion was seconded and approved. The representative was advised the commission and city processes would follow and that staff would provide guidance on subdivision or lot-split procedures.
Because the applicant voiced the plan as a family lot split, commissioners emphasized that the city must still complete the formal rezoning and lot-split reviews and that the PODRC's action is a recommendation to the city commission rather than final approval.
