Planning commission approves Greyhawk at Prairie Gardens revisions that cut phase 7 from 138 units to 84

The Basehor City Planning Commission voted to approve revisions to the Greyhawk at Prairie Gardens final development plan, accepting a revised phasing schedule and a change in housing types that reduces the proposed unit count in phase 7.

City Planner Alex Van Dyke outlined the applicant’s request, saying the proposal would move the originally scheduled phase 9 into phase 7 and shift the other phases accordingly. He said the second substantive change replaces the previously approved townhomes and apartments with duplex lots on the proposed phase 7, reducing the number of units from 138 to 84. "That will result in a reduction from 138 units down to 84 units," Van Dyke said.

Commissioners asked how the change would affect connections to 166th Street and how the city would ensure future lot splits meet building-code requirements. Van Dyke said the duplex lots will meet larger setbacks and that building-code inspections and later subdivision approvals will ensure compliance. One commissioner said the change "is a great use of that space" and called the duplex plan “a good little buffer,” signaling support.

A motion to approve case PFDP-001-25 was moved and seconded; the commission voted to approve the revisions. The applicant and staff will carry forward final construction details and building-code compliance at subsequent permitting steps.
