Huntersville commissioners voted unanimously on July 21 to approve petition R26-03, an amendment to the Vermillion Village rezoning that increases the area committed to retail and restaurant uses and adjusts building massing. Staff said the planning board had recommended approval and highlighted two updates: more retail/restaurant area committed by the applicant and clarification of those activated uses.
The approved motion included multiple conditions: maintain second-story elevations (as a façade element) for massing on Buildings B and C, a minimum of 7,500 square feet of retail or restaurant space across Buildings A, B and C, compliance with current Article 8.17 construction requirements, and coordination on buffers and arborist review. Staff and the applicant indicated the change from an occupiable second story to a one-story occupiable building with a second-story elevation is intended to improve leaseability while keeping the planned massing of the streetscape.
What next: The applicant will proceed with construction-plan submittals meeting staff redlines and the stated retail/restaurant commitments; the board’s conditions are intended to preserve the public-facing mass and encourage active commercial uses along Huntersville Concord Road.
