The Appearance Review Board voted to adopt Ordinance 2026-04, amending the Bradley Farm Phase 1 plan development and development agreement to bring 302 Bradley Ave (Lot 12) into the planned development and to allow Lots 10 and 12 to be split into three lots, raising the total allowable single-family lots from 53 to 55.
Staff presented the plan and said, "The total acreage of Bradley Farm Phase 1 is approximately 36 acres," and explained the property lies in a traditional neighborhood design district. Staff told the board the proposed three-lot configuration meets the district's minimum dimensional requirements (interior lots: minimum width 50 feet and depth 125 feet; corner lots: minimum width 60 feet and depth 125 feet) and recommended approval of the ordinance, including updated streetscape guidelines and recommended landscaping.
Committee members asked clarifying questions about lot sizes and orientation. A project representative, Bobby Johnson of Gemini Land Development, confirmed the town will handle the formal lot split process after the PD amendment and that the lots have not yet been transferred to a specific home builder. After discussion, a committee member moved to adopt Ordinance 2026-04; the motion was seconded and the board voted by voice to approve the ordinance. The board adjourned following the vote.
