Amazon proposes 98,500‑sq‑ft Moore Road warehouse with 385 new trees and 353 EV chargers

Representatives for Amazon Services, LLC presented a proposal to demolish the existing office building at 760 Moore Road and construct a 98,500‑square‑foot warehouse/distribution facility on a 21.43‑acre KPMU site. Presenter Andrew Villari (Northpoint Development) said the team coordinated with PennDOT, the Montgomery County Conservation Commission, PECO, the KOP BID and the Fire Marshal and that the Township Engineer approved the Flood Study.
Civil and landscape plans propose planting 385 trees (up from an earlier plan of 150), reducing impervious cover by about one acre (roughly 6 percent of the site), and adding native landscaping. Architect Ryan Kane described building materials and efficiency measures and said the site will include "353 EV Chargers," intended for Amazon vans and employee vehicles. Kane also noted the new building footprint will be smaller than the current gross floor area and that the design uses low‑carbon materials and an all‑electric HVAC system.
The Board asked several operational and design questions including power adequacy; Kevin Jones, Amazon preconstruction manager, said the team has received a letter of adequacy from PECO and will provide a copy to the Township. The Board did not vote on any approvals; the applicant also requested several design waivers and will return with final materials for Board review.
