Representatives for 720 Vandenburg Property Owner, LLC presented a plan for a 205‑unit multifamily residential building on a 6.8‑acre parcel in the KPMU zoning district. The applicant’s team said there were no changes since the Planning Commission hearing and listed eight requested waivers: combining preliminary and final review; partial waiver allowing roof/courtyard storm pipe diameters under 15 inches; removal of an existing breezeway and regrading to the property line; use of an aerial photo in lieu of full survey for features within 200 feet; payment in lieu for 45 replacement trees; a planting‑dimension partial waiver because of parking and steep slopes; a fee in lieu for recreation parkland; and omission of a right‑of‑way dedication for Arnold Road in favor of preserving a 30‑foot existing easement.
Board members uniformly raised concerns that the building footprint is too large for the parcel, limiting space for parkland and tree planting. Vice‑chair Bill Jenaway suggested narrowing the building and adding a seventh floor to free ground area for parkland and trees. After discussion the Board directed the applicant to return with a revised plan rather than approving waivers or the current layout at this meeting.
