At the June 4 workshop, JM Real Estate Holdings (represented by Amee Farrell) outlined a preliminary land development plan for the 43-acre parcel addressed as 727 W. DeKalb Pike (also associated with 113 Crockett Road). The application would remove three existing homes and construct a single-story, roughly 2,650-square-foot retail/office building with 12 parking spaces.
The civil engineer reviewed a set of requested waivers, including allowing grading within five feet of property lines, permitting shorter sight distances than standard, permitting a cart-way width on Crockett Road below 28 feet, and substituting aerial imagery in place of surveying adjacent properties. Farrell and the engineer said the project would reduce impervious coverage from about 68% to 47% and increase greenspace from about 32% to 53%. The applicant indicated they will return to the Board at the July business meeting with a more detailed submission.
Board members discussed site constraints, retaining walls to accommodate grade changes, and improvements to the existing access drive and pedestrian crosswalks. Chairperson Tina Garzillo said the plan will come back to the Board for action in July; no vote was taken at the workshop.
