Tender Corporation representatives presented a conceptual site plan for a production yard and three buildings and described buffer changes on Monroe Road and Old Jacksonville Road. The applicant said the plan would keep production where it is and add storage and maintenance shops.
"We put a buffer zone on Monroe Road and then turn the vehicle buffer on Old Jacksonville Road," the applicant said. Commissioners raised questions about the increased buffer (from 50 to 150 feet), proximity to power-line rights-of-way and whether the current submission differed from the material planning and zoning reviewed earlier. One commissioner recommended denying final approval and returning the matter to the planning and zoning commission for a full review; the motion was seconded and the item was carried to a future meeting for further review.
Next steps: planning and zoning will re-examine the revised site plan and the board will revisit the item when planning staff report back.
