Summary
A proposal to subdivide a parcel on Thomaston Avenue would add ground-floor retail and residential above; commissioners said the residential component may require zoning approval and the developer has not yet lined up tenants.

Staff (S4) told the commission that John McDonough plans a subdivision and mixed-use development on Thomaston Avenue featuring retail at ground level with residential units above. "So we'll be retailing the bottom and the residential," S4 said, adding that the developer did not have tenants in place and would be seeking approvals before occupying units.
Commission members and staff discussed whether the site zoning already allows mixed use or whether a modification would be required; S3 observed that if the residential component were omitted the developer likely would not need a change, but adding residential would likely require an approval process. No formal application was decided; staff said the project will be noticed for Planning & Zoning review next month.
