Staff said the applicant corrected typographical items on the primary plat and added the required signature blocks; staff also noted the proposed lot "is not in the floodplain" and that signs were posted on July 8. Applicant surveyor Dave Peters summarized the subdivision as a simple carve‑out for a future store and limited his remarks to the subdivision dimensions and technical items.
A board member moved a favorable recommendation and commissioners read the required findings of fact under the Unified Development Ordinance and Indiana Code. After members recorded agreement on the findings, Chair announced: "Based on the findings, the board does approve the subdivision." The action authorizes the subdivision recordation process to proceed under county requirements.
The subdivision approval is distinct from the related rezoning and development plan, which the commission treated separately. The rezoning (petition 608) still requires action by the County Commissioners at their August 10 hearing.
