Residents press board on FireWise debris, email delivery and Zoom access; director cites past-contract liability

During the meeting's Q&A, residents raised several operational and transparency concerns.

One topic was whether the association can again assist homeowners with FireWise debris removal; Operations Manager Chuck Vertrees said the contractor reported many piles contained improper material and that the board will revisit the program for next year. Attendees also noted some residents were not receiving association emails; staff said residents should confirm correct email addresses and that website updates are in progress. The minutes record that, "Due to resident(s) sharing homeowner communications with non-residents, Zoom is not currently being offered as an accommodation" for Town Council working meetings while an ongoing legal matter requires strict access; the minutes say Zoom may be considered in the future.

Director Kahle Becker asked the 2024 Town Council for records of contracts and said he would prepare a report about what he described as a "massive liability" he estimated at roughly $100 per house; he asked whether that report would be shared with the community and said some requests for contracts were not disclosed. The minutes note Mellisa Christian attended the meeting and that the board invited 2024 council members to provide recorded interviews if they preferred privacy.
