Cloud Lake council reviews proposed land swap for 202 Shannondale Road

The Cloud Lake Town Council held a special meeting on Jan. 18, 2025 and inspected 202 Shannondale Road after property owner Ray Pola presented a proposed land swap that would transfer submerged littoral-shelf area next to The Preserve to the Town in exchange for the remainder of Lot 10, which includes the Preserve entrance. Mayor Russ Nidy noted the meeting began at 10:05 a.m. and that the swap would revert the property to original platted lots and include a perpetual access easement to the Town; the transferred land would be encumbered so nothing could be built on it.

At the site, Pola showed council members how Lots 9 and 10 total about 170 feet of frontage and could be divided into two lots of approximately 85 feet each, with 7.5-foot side building setbacks. He told the council the change would allow single-family homes on the two lots rather than a duplex on Lot 9 and that he would grant an additional easement in perpetuity to preserve public access. The proposal also, he said, would give the Town lake access that could make the municipality eligible to seek grants and form a nonprofit to improve The Preserve. The council received a memorandum from Town Attorney Bill Doney identifying potential legal issues; no formal action was taken and the council set the item for further discussion at its Feb. 13 meeting.
