Vandenberg Condo owners ask town to lift owner-occupancy rule to allow leasing

Colton Hill, speaking for The Vandenberg Condo ownership group, told the Town Board the partners who bought the 64-unit property in 2020 are facing financial challenges from COVID-era impacts and rising costs and therefore want to lease units rather than sell them. Hill said the group is willing to address traffic and safety concerns behind Junior’s and offered to help with roadway restructuring and other measures the town may require.
Hill said the planned units would be "a higher-end lease with income & credit checks" and estimated rents “around $2,750.00 to $3,100.00 a month,” with one-year minimum terms; he added that if sold, units would likely fetch “high $300’s.” Councilperson Sabo framed the request as relief from the town’s owner-occupancy local law and asked what the owners would provide in return; Hill said the ownership team would work with the board to meet town requirements.
Supervisor Bott and board members agreed that further formal discussion and notice should take place at a public hearing; the board closed the floor on the matter and scheduled the public hearing for the next meeting.
