Resident urges CDD and HOA to address water intrusion that damaged home

Lynda Sorensen, a River Ridge resident, told the Board that moisture under her home's slab has caused buckling of her master bedroom flooring and mold, and asked the CDD and homeowners association to help move downspouts and install perimeter drain tiles. She said inspections found no plumbing or HVAC leaks and a floor warranty issue; a leak-detection specialist recorded very high moisture levels in the floor and concrete slab. "I need help to get the downspouts farther from the home, and to install the drain tiles," Sorensen said.
Board members and staff discussed the property's drainage pattern, noting nearby storm drains and that the home is higher on the road than some neighbors. District Engineer Charlie Krebs pointed out that the area was originally an indigenous preserve and later rezoned as Club land, and that drainage infrastructure in that exact location was not installed as part of the District's water management system. Chair Bob Schultz said drain tiles are most likely an HOA responsibility, while Sorensen asked the CDD and HOA to collaborate on an innovative fix. The Board did not adopt a binding action at the meeting but directed staff to note the concern and coordinate as appropriate.
