The North Branford Planning & Zoning Commission voted July 23 to approve application 2026‑7, a resubdivision of the parcel at 420 Tatucket Road to create three residential lots. Jim Galligan, the engineer for the applicant Paul Lamont, presented the plan and said the rear of the property will be protected by a conservation easement; the two new front lots will be served by well and septic systems.
Galligan described site features and responses to staff comments, including two small drainage/detention areas adjacent to proposed driveways and limited clearing near the driveway alignments. He told the commission the conservation easement would “rest with [the] lot” and would not be the town’s responsibility: “Conservation easement is being installed on the very rear part of this parcel,” Galligan said.
Town staff and commissioners requested that the applicant provide driveway drainage plans, ensure street numbers and assessor parcel IDs are placed on the mylar prior to recording, and include a landscape buffer between front and rear lots. The motion to approve listed standard conditions (C1–C13) and a set of special conditions (including items 23–26) that require sidewalks, easements to be part of deeds and a 10‑foot landscape buffer between Lots 2 and 3. The motion was moved, seconded and carried 4–0.
The commission recorded plan dates (June 5, 2026; revised June 18, 2026 and July 10, 2026) and a driveway stormwater management plan dated July 10, 2026. The approval requires the applicant to add required easement language to deeds and to provide finalized plan documents before recording.
