The Design Review Board heard presentations and discussion on a major remodel proposal at 30722 Driftwood Drive on July 22. The project would substantially change an existing home — staff reported about a 70% demolition of exterior walls and a change in floor area from roughly 1,600 to about 3,380 square feet — and sought multiple entitlements including a variance and revocable encroachment permit.
Because staff concluded the proposal exceeded what was supported for a variance and that the scope warranted redesign, the board directed staff to come back with an approval resolution that incorporated changes and findings the board indicated. The board’s motion instructed staff to work on resolution language and to return the item at the next available hearing for final action. The motion passed by roll call.
Board members emphasized neighborhood compatibility and asked staff and the applicant to refine the design and address staff’s concerns about the variance and environmental/scale issues before the next hearing. The board set a near-term return on the consent calendar to allow further internal review and to present revised findings.
