"We submitted an alternate red gem to Sammy," Matt said during his presentation. Board members praised staff’s analysis and the design’s sensitivity to topography and neighborhood context. A condition in the board’s approval specifies replacing the proposed 'sunset cone' plant with the 4-foot mature-height 'red gem' variety to address view and massing concerns.
The motion to adopt the staff resolution passed by roll call. The applicant may finalize landscaping notes and proceed to building-permit steps consistent with any additional conditions recorded in the adopted resolution.
