Board approves Area 51 Motorsports' conditional use permit; owner cites student internships and low traffic

Senior community planner Karina Maldonado described the proposal for PDB project 2500500002: the site is 1.24 acres, there are two existing buildings totaling a little over 18,000 square feet, and the proposed business would occupy roughly 4,750 square feet in the eastern building. Staff said the business is expected to have two to four employees at a time, would operate by appointment Monday–Friday from 9 a.m. to 6 p.m. (the code allows 7 a.m. to 8 p.m.), and that the applicant provided required site plans, floor plans and eight parking spaces including one ADA stall.
Applicant Mead Altveder (Area 51 Motorsports) told the board the shop specializes in exotic, high‑end motorsport vehicles and runs low daily traffic. Altveder said the business has trained local interns from the high school and Palm Beach College and provided letters of support from community members showing mentorship and exhibition success. "We are exclusive to extremely high end vehicles ... we have interns that come over from the local high school and Palm Beach College," Altveder said.
Board members asked about vehicle overflow and whether cars would be stored outside; Altveder replied vehicles are kept inside overnight and only staged outside briefly during the day. Staff confirmed public‑works, electric and building departments provided standard conditions, including a landscape permit and supplemental standards for vehicle service uses.
A board member moved to approve the conditional use permit based on the competent and substantial evidence in the staff report and public hearing; the motion carried with no recorded opposition.
The approval is conditioned on the staff recommendations, recorded parking and other departmental requirements; the applicant will proceed with business‑license, site and building permits as applicable.
