School committee sets LEED minimum at v4 silver, prioritizes performance and net‑zero aspiration

The School Committee directed project staff to register the Medford High School project under LEED v4 with a minimum target of LEED Silver and to prioritize building performance, occupant health, and life‑cycle cost over seeking points that do not advance those goals.
SMMA’s sustainable-design director, Martine Dionne, and the project team reviewed the tradeoffs between LEED v5 (newer, more stringent prerequisites) and LEED v4 (more established credit pathways). The project team warned that pursuing LEED v5 could add complexity, require earlier and more expensive commissioning, and introduce prerequisites (for example, mass‑timber and more stringent electrification targets) that could materially increase first costs. The presentation included non‑program alternates and order‑of‑magnitude estimates such as a buy‑in PV package and mass‑timber options; the team emphasized it will complete a full life‑cycle cost analysis in schematic design.
Member Parks moved a resolution making LEED v4 Silver the minimum and asking the team to prioritize measures that will secure MSBA's additional reimbursement for healthy materials and to strive for net‑zero energy where technically feasible. Members asked the project team to quantify life‑cycle cost differences and potential MSBA reimbursement impacts before final decisions on large alternates. The motion passed on roll call (5 yes, 1 abstention). The building committee and advisory teams will now refine PV, HVAC and mass‑timber options with an eye to long‑term operating savings.
