ZBA grants variances for bathroom addition at 25 South Croton Avenue

The Zoning Board of Appeals granted two variances to homeowner Kevin Lahart during its May 19, 2026 meeting to allow a small bathroom addition at 25 South Croton Avenue (ZBA #26-4, SBL 69.80-2-18).
Architect Donald MacDonald presented the proposal and referenced a previously approved variance for the nonconforming structure dated Oct. 1, 2009. Building Inspector Peter Miley explained a change to a denial letter related to the application, and Village Counsel Lisa Cobb advised the board that there was no harm in the ZBA considering and possibly granting a variance for another nonconforming structure. Board members questioned an existing lot line; the applicant said he had purchased the portion of land at issue and that it had been removed from the filed copy with the Westchester County clerk. After the board discussed the five statutory factors, Mr. Roithmayr moved to grant both variances; Ms. Broth seconded and the motion carried 3 to 0.
