Commission approves reconstruction of screened porch at 623 8th Street South after prior exploratory demolition

Staff presented plans to construct a screened porch and deck above at 623 8th Street South, saying the porch was original to the house and that an exploratory demolition permit in Sept. 2025 led to the structure being removed by a different contractor after it was found unsound. Staff said the current proposal would reconstruct the porch consistent with previous size and materials and that JN Contracting representatives were present to answer questions.
When asked whether the existing brick patio would remain as part of the foundation, a contractor representing JN Contracting said the brick "will stay and be ... repaired and stay as part of the foundation," and explained the new assembly is an overlay on a frost-depth foundation with spot repairs to spalled corners. Commissioners asked about gutters and scupper locations; the contractor described plans for a TPO roof system with scuppers and two downspouts but said exact scupper placement had not been finalized. The commission voted to approve the application as submitted.
