Planning Commission approves rezoning for former motor-casting site on South Street

The Planning Commission voted to approve a zoning map amendment and future land-use change for two parcels at the former motor-casting site along South Street, staff said. The northern parcel at 1323 South 16th Street already carries C3 zoning; the southern parcel at 1339 South 65th Street is currently I-1 industrial and would become C3 commercial under the amendment.
“This is a zoning map amendment and future land use, preference plan,” a staff member told the commission, explaining the change is intended to prevent industrial uses that could create traffic, noise or odor near residential neighbors and to align future use with the Foundry District redevelopment goals. Staff recommended amending the future land use designation for both parcels to “commercial mixed” to allow a greater range of compatible commercial, office or residential redevelopment.
A commissioner moved approval following the presentation; the motion carried by voice vote. Staff said public notice and a public hearing will be scheduled as the ordinance advances to formal consideration.
