Trustees approve rezoning of about 12.4 acres in Hochatown for commercial use; one trustee recuses

The Town of Hochatown Board of Trustees approved a rezoning request by Vonderosa Properties LLC to change approximately 12.395 acres (Track 4) from residential to commercial.
Attorney John Lee, representing the applicant, told trustees the company would comply with the newly adopted zoning regulations and asked the board to approve both tracks under consideration. "My name is John Lee. I represent mister Vaughn and his company, Vonderosa," he said during the public hearing.
Nearby residents told the board they were concerned about traffic impacts on Stevens Gap Road, potential noise and lighting impacts, and how green-space buffers would apply to adjacent residential parcels and a long-established monthly RV park. Staff and the applicant said buffers and landscape plans would be required where new commercial parcels abut residentially zoned areas.
During the vote, Trustee Brenda Walters recused herself because of an adjacent-property interest; roll-call votes recorded affirmative votes from multiple trustees and the motion carried.
The rezoning was approved subject to the new commercial zoning regulations adopted earlier in the meeting. The transcript did not include an ordinance number or a statement of an effective date.
