Gold Hill planning staff told the Planning Commission on Jan. 15 that the city is seeing an unusual surge in development activity, with a proposed 44‑lot subdivision on Second Street and at least one multiunit project proposed for Jacoby Street. Staff said pre‑application conferences for several projects are scheduled and administrative zoning clearances have been filed.
"Currently for the planning action there's a zoning clearance for a single family residence on 6th Avenue and there's inquiries about a new development on Amberly Ambrose Street," said the staff member who presented the update. The presenter also identified a variance request on Jacoby Street seeking relief from setback standards and a pending encroachment permit request for a driveway on 7th Avenue.
Staff described which permit types are handled administratively (simple accessory structures and some single‑family dwellings) and which will require planning commission or legislative review. Commissioners were told the subdivision and multiunit proposals will come before the commission for formal consideration. The presenter said additional site plans for Fourth Street are still under review and that several applications can be processed administratively and will not require a public hearing before the commission.
The presentation flagged the volume of work: "I mean literally we have 50, 60 units in the hopper right now," the staff member said, noting the potential impact on the community and on commission workload. Commissioners did not vote on any development item at the meeting; staff indicated formal hearings will be scheduled as applications complete the pre‑application and review steps.
